The design approach for the Pier Street Apartments focused on achieving maximum planning efficiency whilst overcoming winter overshadowing from the existing surrounding buildings.
After exploring many options, the preferred approach focused on maximising the southern half of the site for building, zoning landscape and car parking to the north. On-grade parking saves on basement costs and provides for a landscape recreation deck. Low-rise, northerly positioned courtyard units address Pier Street.
An integrated approach to systems security and materials has generated a diverse mix of unit types, external spaces and material treatment. Concrete is used rationally and innovatively on both sites in the form of “thermo mass” end panels, precast hollow core flooring, structural core service ducts and various wall and landscape textures.
A vertical courtyard to the tower building reflects the integrated approach taken to sustainability where single construction elements provide multiple benefits.
