151 Pirie Street

151 Pirie was the first Greenstar project accredited in SA.

The project saw the development of a 12,500 sqm Net Letable Area (NLA) of premium grade commercial office space over nine storey’s with 51 carparks in the basement and four retail tenancies on the ground floor.

The site is located on a prominent corner within the CBD’s Hindmarsh Square. The building has been designed to capture views and the life of the street and square from all levels.

Each floor is approximately 1800 sqm gross, with 85% efficiency. Such a high rating was achieved by positioning the long linear core on the long western side of the building. This planning also means the buildings floor plates offer tremendous flexibility, if required they can be divided into five individual tenancies.

The building was designed to achieve a 4 star Green Building Council of Australia rating and a 4.5 star ABGR rating. This in part is due to the full height low-E value double glazing protected with wide precast concrete overhangs. The building is now fully tenanted.

Key features:
• The intention of the design is to create a well proportioned and finely detailed structure which is highly functional, efficient, economical and ecologically responsive.

• The building has a strong emphasis on waste reduction for both the construction phase and post construction of the building. This was achieved by an integrated fit out to one third of the building and by using steel with a high recycled content and sustainable or recycled timber throughout the construction.

• Water efficient fillings & fixtures were specified to all wet areas.

• DesignInc was novated to the contractor (Built Environs) during construction. The project was delivered under budget and under time.
